Why Llucmajor
Llucmajor is the largest municipality on Mallorca by area, covering 327 km² from the central plain down to the southern coast. For owners and investors, that means three very different building contexts: the rural finca-land north of the Ma-19 motorway, the urbanisations along the south coast (Sa Torre, Maioris, Cala Pi, Bahía Grande), and the historic town of Llucmajor itself. Each context has its own urban planning rules, its own ECU licence dynamics at the Ayuntamiento, and its own architectural language.
For us as a Llucmajor-based architecture studio, that is a very deliberate home base. We attend the Ayuntamiento regularly, we know which technicians sign off on which procedures, and we work with a network of structural engineers, geotechnical labs, contractors and craftsmen with proven track records in this part of the island.

Building in Llucmajor — what to expect
The most common question we get from new clients in Llucmajor is the timeline. From an empty rustic plot to handing over keys, a realistic estimate is 18 to 36 months — divided into roughly nine phases. The plot evaluation and basic project usually run three to six months. The Ayuntamiento permit, after the Proyecto Básico has been submitted, runs another six to ten months depending on whether ECU fast-track applies. Construction itself typically takes twelve to twenty months for a single-family villa, depending on size and finishes.
